Own a property? Fill it with long-stay contractor & corporate guests.
No upfront fees. 10% commission only on completed bookings. You set the price. You accept or reject every booking. We bring the guests.
Why list with Trade Nest Stays
Built specifically for the kind of guests that pay long — and stay put.
More money in your pocket
10% commission, only on completed bookings. Well under Booking.com (15% baseline, often higher with Genius discounts) and Airbnb's single host fee (15.5% since Dec 2025). You keep more of every booking, with no surprises — and below the 15% + VAT that UK workforce-accommodation marketplaces such as Comfy Workers publish for their hosts (see the comparison).
Longer stays
Average contractor / corporate stay is 56+ nights. Fewer turnovers, fewer cleans, more stable cashflow.
Quality guests
Vetted contractors, NHS locums, corporate teams — not stag dos. We screen every enquiry before it reaches you.
You stay in control
No exclusivity. No price-lock. Accept or reject every booking. List on other platforms at the same time. Pull dates back any time you need.
Guaranteed rent instead?
Hosting keeps you in control — but if you'd rather have one fixed monthly figure with no voids and nothing to manage, our group's landlord brand Maine Property Solutions offers guaranteed rent across the UK.
What would you keep?
Contractor stays average 56+ nights. Drag the sliders — your payout updates live.

Some property types and locations attract higher rates (17–22%). Source: Booking.com Commission 2026 Guide (Rield).
- Airbnb moved all hosts to a single 15.5% service fee on the booking subtotal in December 2025, replacing the previous split fee (3% host + 14.1–16.5% guest). Source: Airbnb service fees (official help centre).

Quick FAQs
When do I get paid?
Weekly cycle. Bookings that complete by Sunday are paid the following Friday. Minus the 10% commission, BACS direct to your account.
Can I list on other platforms too?
Yes. No exclusivity. Many partners run Airbnb + Booking.com + us in parallel. Just keep your dates current so we don't double-book.
What if a guest damages my property?
We hold a security deposit on every booking and have a clear damage-claim process. Beyond that, your existing landlord / holiday-let insurance covers you — we recommend hosts carry both.
Do I need to be VAT registered?
Not to join. If your property income exceeds the UK VAT registration threshold, VAT applies to your earnings — that's between you and HMRC, and the current threshold is published on gov.uk. Our commission is invoiced from us to you with no VAT added: Trade Nest Stays is a trading name of Maine Property Solutions Ltd, which is not VAT-registered.
What if I want to pause?
Tell us and we'll take your listing off-market the same working day. Re-activate any time.
