Wide-angle without distorting

A 16-24mm wide angle on a decent camera, mid-height (chest-level), level (not pointing up or down). Avoid the fish-eye look that screams 'rented an estate agent's camera'.

Show the practical, not just the pretty

The kitchen with its actual oven, hob, dishwasher visible. The driveway with vehicles parked. The desk with a laptop. Contractor guests want to see the WORKING setup, not magazine styling.

Daylight, not lamps

Take photos between 10am and 2pm. Open all curtains. Turn off all interior lights (they create yellow colour casts). Bright, natural, accurate.

One bedroom photo is not enough

For a 4-bed house: 8-12 photos covering kitchen, living room, all bedrooms, bathroom, exterior, parking, workspace if any, garden if any. Less than 8 photos and bookings drop noticeably.
