Let to contractors

Let to the people building Wells.

Trade Nest Stays brings working guests. Our group's property company takes property on company lets, manages it or sells it quietly. Wells owners can use any of the four.

Crews and project staff

The people Wells projects bring in

Working guests are people away from home for the job: crews on a construction programme, engineers on a maintenance contract, fit-out teams and project staff on secondment. They stay for the length of the work and they need somewhere practical to come back to each evening.

The people who stay are the ones delivering projects: new buildings, road and rail upgrades, factory refits and maintenance contracts. The work moves around the country and so do they.

What suits

What working guests value in Somerset

Beds come first: singles or twins for crews who would rather not share, with enough of them for the whole team. A sofa bed does not count as a bed on a working booking.

Whole houses with two to five bedrooms suit crews best, especially with a driveway or off-street parking. Separate beds for everyone on the booking matter more than a feature wall.

Location matters more than decor. A house close to a motorway junction, an industrial estate or a major site cuts the daily drive. That is what an employer is paying for.

Your routes

Four ways to use your Wells property

Host it yourself

Host working guests yourself with Trade Nest Stays: you set the price, you accept or reject every booking and there is no upfront fee.

Apply to host

A fixed monthly sum

For a fixed figure and nothing to manage, the property can go on a company let agreement with Maine Property Solutions Ltd.

Company lets

Hand over the running

If you want the income but not the work, Maine Property Solutions can manage the property for a percentage of booking revenue.

Management

Sell quietly

A quiet sale keeps the property off the portals. Investors make any offer and you pay nothing on this route.

Off-market sale

Paperwork

Getting the Wells property compliant

Consents come first. If there is a mortgage, the lender needs to agree to the use in writing. The insurance has to cover short and mid-length stays.

Planning can matter too. Outside London there is no fixed night limit for short stays in England; whether a change of use needs permission is a question of fact and degree for the council.

Getting started

Starting with a Wells property

Across the South West, energy, defence and construction projects bring working guests who need practical homes close to site.

Nothing is signed on a phone call. The first conversation is about the property and what you want it to do. It starts with the property itself: its size, its parking and how far it is from the work. The route follows from that.

Your questions

Letting to crews in Wells: FAQs

How do I know if my Wells area suits crews?

Homes near motorway junctions, industrial estates, hospitals, depots and big sites tend to suit them best.

Do I need a licence?

It depends on the property and the number of guests. Check with the council before the first booking.

What about council tax?

Who pays it depends on the route you choose. It is set out in the terms before anything starts.

Can I host and use the house myself?

Yes. As a host you control which dates are open.

Ready to put your Wells home to work?

Choose hands-on hosting or a hands-off company let. Both start with a short message.
