Apartment blocks

A block of flats suits a project team better than a hotel.

Large projects bring teams that stay for months. A block lets them live in their own flats with their own kitchens, close to each other and close to the job.

How it works

Three ways a block can work

One agreement for the building

Maine Property Solutions takes the block, or a floor of it, on a company let agreement and pays one fixed monthly sum at market value rent.

Managed flat by flat

Each flat is run as serviced accommodation for working guests while the building stays yours.

A quiet sale of the block

Offered to investors without a listing, with no fee to you.

Worth knowing

What gets checked first

A block has more moving parts than a house, so these come first.

  • Written lender consent that names the use
  • The freehold or head-lease position and any restrictions in it
  • Building insurance that covers short and mid-length stays
  • The fire risk assessment for the common parts
  • Gas, electrical and energy certificates for every flat

Getting started

1

Send the outline

2

Agree the structure

The whole block, a floor at a time or flat by flat.

3

Larger blocks usually start with a first group of flats and grow from there.

Your questions

Questions owners ask

Do the flats need to be furnished?

For working guests, yes. Furnishing can be part of the plan agreed before the first flat goes live.

Can some flats stay on long lets?

Yes. A block can carry both, as long as the lease, the lender and the insurer allow the mix.

Who handles the common parts?

The freeholder or the managing agent keeps that role. What changes is who lives in the flats.

Can a phase of new flats come on as it completes?

Yes. Completed flats can come on in stages as each phase finishes.
