Damage Protection for Hosts — What's Covered and What Isn't

Booking deposit

Trade Nest Stays takes a £200-£500 booking deposit per stay (varies by property value). Pre-authorised on the guest's card, charged only if damage is confirmed. Returned automatically within 7 days of checkout if all is well.

Your own insurance

Standard landlord insurance often doesn't cover short-term let damage. You need a specialist holiday-let or serviced-accommodation policy — typically £250-£500/year per property. Worth every penny.

Where damage protection ends

Wear and tear (carpets, paint) isn't covered. Budget 8-10% of revenue for ongoing refurbishment. Major damage from guest negligence — covered by deposits + insurance + claim against guest's company in extreme cases.
